You will eventually move and we want you to be prepared when this is time comes. Tenants are required to give a written notice of their intent to move at least thirty (30) days prior to the scheduled move-out date. You can submit this notice through the tenant portal or complete a form in the office.

You remain responsible for the entire 30 days, even if you move out earlier. This includes paying the rent and utilities, maintaining the property (e.g. landscaping), etc.

NOTE: The Security Deposit cannot be applied towards last month’s rent or any other charge until after your lease is terminated and you have vacated the rental. If you do not pay your last month’s rent, we will proceed with a forcible eviction proceeding.

  1. Check your Lease Agreement and verify if you are eligible to give notice. If you are under a fixed term lease, you must abide by the original terms. If you need to terminate your lease early, visit the Forms Page for instructions on “Early Lease Termination.”
  2. Notice begins on the day we receive it. If you fill out the notice form on the 1st but we don’t receive it until the 10th, your 30 day notice begins on the 10th.

  1. We will start advertising your unit for rent shortly after you give notice. You are required to allow our agents to show the unit with 24 hours notice but we encourage you to allow shorter notice, if possible. The quicker we can show a rental, the faster we find a new tenant and can leave you alone.
  2. You are welcome to be present for any showings but it is not necessary. If you do attend, we ask that you keep communication with the prospective renters to a minimum. All prospects will be escorted by one of our agents.
  3. We respect your privacy and will make every effort to show only during weekdays, 9am – 5pm. At the same time, we are unable to accommodate requests to limit our showings to specific days or times. If you refuse to participate, you may hamper our ability to rent the unit and therefore become liable for loss of income.
  4. You may request a pre-inspection during your final 30 days. This is an opportunity for us to walk through the unit with you, providing tips for cleaning or pointing out necessary repairs. We cannot make a formal assessment until the unit is vacant and cleaned.

  6. Are you set up for auto-payment of rent? We cannot turn off your account so it is your responsibility to ensure everything is set to end with your lease. We are not responsible for NSF fees or other problems.
  7. We will contact you about one week prior to your scheduled move-out to verify your schedule, answer questions, coordinate the return of keys, secure a forwarding address, etc.
  8. It is critical that you move out by the scheduled date. We have inspections to complete and may have to hire someone for maintenance and cleaning. You may be able to ask for more time if we do not have a new tenant scheduled to move in and if you are willing to pay the additional rent.
  9. If you fail to vacate by the scheduled date, you will be subject to a Holdover Fee equal to 3x the monthly rent, prorated for the number of days. Example:
    John’s rent is $900 a month ($30 a day) and he is scheduled to move out no later than June 30th. He takes three additional days before turning in the keys. His holdover charge is 3x the daily rate ($90) times three days. John is charged $360 for a Holdover Fee.
  10. Once you turn over the keys and your lease is terminated, you are indicating it is ready for inspection. If we find problems, you will not be notified or given more time to clean or make repairs. We will coordinate to make the unit ready and deduct the costs from your deposit.
  11. Remember to supply a forwarding address and any changes to your contact information (email or phone) so we can reach you for a security deposit refund.
  1. The final inspection takes place within three business days of your departure. We do not conduct inspections after business hours, on weekends, or on holidays.
  2. We do not allow Tenants to attend a final inspection because they may distract us from our work or spend all our time arguing over potential charges.
  3. Inspections are documented with video or photographs. If there are any deductions, a copy of the evidence can be shared with you.
  4. If we have to clean or make repairs, we will schedule the appropriate vendors to handle the work.
  5. You will be notified once the work is complete and we can make a final determination regarding your security deposit.
  6. Wyoming statutes require we refund your deposit 30 days after termination or 15 days after we receive your forwarding address, whichever is later. If there are deductions, we are authorized an additional 30 days. Do not plan on getting your deposit back in less than two weeks.
